Barbara Corcoran Says Kylie Jenner’s 6-Year Home Build Is ‘Not Worth It’ and Her Own $16M Penthouse Is ‘Much Nicer’

“Shark Tank” star Barbara Corcoran has some thoughts about reality TV personality Kylie Jenner’s yearslong home design project.

When asked to weigh in on the 29-year-old makeup mogul’s build-in-progress, which has been in the works since 2020, the 77-year-old real estate tycoon gave TMZ a candid response.

“Not worth it,” Corcoran said. “You should see my house. It’s much nicer.”

Corcoran elaborated on her advice, explaining, “You don’t enjoy the home when you’re too particular about the design. When you finally get it, it’s like a showcase, and you don’t really live there.”

The entrepreneur insisted she speaks from experience, adding it’s a lesson that she’s “learned over the years.”

Corcoran recently completed a major home renovation of her own, transforming the $16 million Manhattan penthouse she purchased in October 2025.

On Aug. 26, Corcoran shared an Instagram post, noting she’s still getting ready to reveal the full renovation.

In the months leading up to the project’s completion, she shared a few behind-the-scenes progress updates, providing a look at some of her favorite existing details—from the original century-old tile in the bathroom to the sky-high ceilings and wood-burning fireplace.

Fresh off of a home makeover, Corcoran recommended spending some time in a new home to “get the feeling of the space, then finally decorate and do it fast.”

While Corcoran’s approach to renovation may seem to prioritize speed over anything else, she’s previously opened up about the sentimental value a dream home can hold.

When she listed her “dream” penthouse in 2025—which was quickly snapped up for $1.5 million over asking, at a final sale price of $13.5 million—Corcoran told the New York Times, “It’s easy to spend money when you’re building a lifelong dream. For me, real estate is emotional.”

Corcoran called the palatial Upper East Side penthouse home for a decade, investing an estimated $2 million in sprucing it up as an ideal place for her family to live before making the difficult decision to move when her husband, Bill Higgins, became unable to safely navigate the staircase.

Like Corcoran, Jenner has also taken to social media to share the progress of the “beautiful dream Italian home” she’s building on a $15 million 5-acre lot in Hidden Hills, CA.

“I’m so excited. I feel like I’ve been working on this for so long, and I’m just ready for it to be done and to move in,” Jenner admitted in a Sept. 6 vlog in which she took followers along for a day of design approvals.

Jenner gave a first-look at a few of the home’s latest features—some of which she was seeing for the first time herself.

The entrance of the property has been outfitted with an “unreal” reclaimed cobblestone driveway and lush landscaping completed by Jim Hyatt, who Jenner explained is known for his work on the San Ysidro Ranch, a boutique resort in Montecito, CA.

Her own slice of paradise has been designed to “kind of” copy the legendary location, emulating the same look with lavender and ancient olives.

Inside, reclaimed wood floors run throughout the abode, which will soon be paired with a neutral white plaster for the walls, a decision Jenner made in real time in her vlog.

Reclaimed materials seem to be a theme throughout the project, as Jenner has chosen “an old fireplace” for the entry and vintage tile for a guest bathroom.

“It’s the only bathroom right now that has a tile moment,” the mom-of-two explained. “I think it’s going to be very, very fab.”

Fabulousity aside, that room isn’t even Jenner’s favorite bathroom on the property. A stunning stone space takes that title.

The kitchen seems to be coming along, with the room taking shape through custom cabinetry that is soon to be stained.

A trip to the basement unveiled more of the property’s Italian-inspired design, as Jenner showed off the soaring arched hallways, doors, and windows.

The outdoor space is underway as well, with plans for a rose garden.

“I just want to be a princess,” she quipped.

A sport court is in progress, as well as an ambitious outdoor dining project nestled in a tree-lined space of the backyard that will eventually feature a pizza oven and host “dinner parties and birthdays.”

The backyard even includes a sweet nod to Jenner’s older sister Kendall, who realized she needed to get rid of several young olive trees while doing construction at one of her properties.

“She was like, ‘Does anyone want them?’ And I said, ‘Absolutely,’” Jenner recalled. “Not only are they so beautiful, it reminds me of my sister every time I look at them.”

Jenner is no stranger to home renovation, having made her mark on plenty of properties over the years.

The star boasts an impressive real estate portfolio and currently has two homes on the market: an $18 million Hidden Hills home that served as her primary residence for years and a $38.5 million brutalist concrete fortress in Holmby Hills.

She recently reflected on her habit of snatching up expensive real estate, telling Who What Wear that she’s “changed” her mind about “having an enormous life.”

“When I was younger, I got really excited and I got the craziest house I could in Beverly Hills, and I just kind of went for it,” said Jenner. “I realized that my life got too big, and I said, ‘Yeah, never mind.’”
