$4 Million Idaho Waterfront Estate Hits No-Reserve Auction—With 100% of Proceeds Going to Charity

A sprawling waterfront estate in American Falls, ID, will soon be auctioned off to the highest bidder, but there’s a heartwarming twist—100% of the proceeds of the sale will be donated to charity.

The luxury residence was previously listed with an asking price of $3.86 million, but when the sale is conducted in a live auction on Sept. 17, it will be without reserve, meaning there’s no minimum starting bid.

“The value proposition is substantial in this case,” Trayor Lesnock of Platinum Luxury Auctions—the company behind the sale—tells Realtor.com®.

“To re-create this property today using current-market dollars would easily cost a buyer $10 million or more,” the company’s founder and president explains of the home, which was custom-built in 1995.

The proceeds will be evenly distributed between two beneficiaries: St. Jude Children’s Research Hospital and the Mayo Clinic.

“These organizations were important to the seller and to his remaining family,” Lesnock continues.

“This type of thoughtful generosity on behalf of a luxury property owner is exceptionally notable and should be celebrated, as Platinum has encountered only a very small handful of similarly-minded sellers in our entire operating history.”

The 12,782-square-foot home sits on a perfectly manicured 5.28-acre lot on the coast of a shimmering reservoir.

A brick facade, multigabled roof, and expansive multipane windows work together to create the stately appearance of the domain, with a winding driveway and an intricate footpath leading to the entrance.

The property includes 370 feet of waterfront with direct access for boating and fishing.

“The property has highly rare and valuable rights to construct a boat dock along the waterfront, which we understand to be a privilege unique to this property versus any of its other waterfront neighbors,” Lesnock adds.

In this instance, the proceeds of the sale will be donated, but it’s also possible to gift a property to charity—a strategic option that offers donors a tax deduction worth the fair market value of a home.

"Donating property to a nonprofit can be a highly strategic move for ultrahigh net worth individuals due to the substantial tax savings and possible publicity associated with such donations," says Jenny Lenz, managing director of Dolly Lenz Real Estate, which has represented many nonprofits in property sales.

Former Washington Commanders co-owner Dan Snyder donated his Maryland megamansion to the American Cancer Society in March 2024. The Snyder family are “passionate advocates” for cancer research, as Dan’s wife, Tanya Snyder, is a cancer survivor."

The foundation planned to sell the French-inspired chateau—which was listed for $34.9 million at the time of the donation—and use the proceeds to “further ACS’s mission.”

The organization later dropped the price to $29.9 million and eventually sold the estate for $13.26 million more than a year later, in December 2025.
